The New Home Process
So; you've decided it's time to built your dream home. That's wonderful - M.T. McCaw is the best option for the Chicagoland area. We understand construction is a stressful time in your life and won't take that lightly. Our process is geared toward your comfort through transparency, honesty, and skill.
Design
After you've found your location we'll discuss what you're hoping to accomplish. If it's a vacant lot - wonderful, we have a blank canvas... If the property already has a home on it you have options.
1. Tear it down completely and start over. Often the best option to get exactly what you want but almost the most expensive and may affect the taxes you assumed you'd pay.
2. Extensive remodel. Perhaps portions of the home won't work for you and/or your family. This option allows us to demolish a majority of the existing home but keep some portions of the structure. This option may grandfather you in on some property tax savings.
Both options have their pros and cons and we'll discuss this at our first meeting.
Architecture & Permitting
After our initial design phase we'll want to get under contract. This will allow you to find funding if needed. Most lending companies will want something in writing and/or a design to prove your in the process of building a new home.
From there we'll get our preliminary designs over to our architect who will develop the plans fully so we can submit for permit. Don't worry; you'll be along for the ride the whole way.
Construction
Once we have permit in hand; it's time for the fun part! Building your dream home.
During this stage we'll begin laying the 'frame work' for your property and when things start to go up we'll begin talking about finishes and overall amenities.
You are in control; so if you prefer to handle things on your own - great! We'll provide you a shopping list with square footage requirements for each room. Some folks can find this portion a bit overwhelming.
